- Asphalt Paving Services
Your Pavement Is Deteriorating Right Now
Cracks in your asphalt are already letting water into the base. Every freeze-thaw cycle pushes that moisture deeper, weakens the foundation, and turns small cracks into alligator cracking, buckling, and potholes.
Michigan ranks #3 in the nation for pothole damage. Since July 2023, property owners have been legally liable for injuries caused by visible hazards, such as potholes, that your customers can clearly see.
It costs about $1–$3 per square foot for timely patching, but $8–$12 per square foot once the pavement fails and needs to be replaced. Regular maintenance is always cheaper than emergency repair.

- What We Offer
Our Commercial Asphalt Repair Services
At Bart’s Asphalt, we provide everything your commercial property needs. That means you can turn to one reliable contractor for:
Full-Depth Patches
Full-depth patches involve removing all failed asphalt and subbase material down to firm ground — the right repair method when deterioration has compromised structural integrity, and skin patches will not hold.
Partial Depth Patching
Partial-depth patching addresses surface deterioration where the subbase remains solid, making it a cost-effective asphalt repair method for widespread shallow damage that doesn’t yet extend into the pavement structure.
Infrared Patching
Infrared patching uses thermal bonding technology to fuse new material to existing asphalt without saw-cutting. This method is ideal for minimal-disruption repairs in active parking lots and access lanes.
Asphalt Sealcoating
Protective sealcoating shields existing asphalt surfaces from UV damage, water infiltration, and chemical breakdown, extending pavement life and restoring curb appeal.
Crack Sealing
Hot-pour rubberized crack sealing is the most cost-effective way to manage deterioration on commercial asphalt pavement. It works by filling existing cracks before they can widen and allow water to infiltrate the base.
Line Striping
In addition to our commercial asphalt patching services, we also offer line striping for parking lot markings, ADA-compliant spaces, and directional arrows to keep your property safe, organized, and code-compliant.
- How It Works
Our Complete Pothole Patching Process
Permanent repairs require the right process, not just the right material. At Bart’s Asphalt, our 5-step repair process follows Michigan road standards to rebuild the damaged area and make it stronger than the surrounding pavement.
Step 1: Mark, Cut, and Prepare the Repair Area
We mark a clean box around the damaged section, cutting at least one foot beyond the visible damage, then remove all broken asphalt and weak material until we reach solid, stable base. After that, we compact the area so the new repair sits firmly, drains properly, and holds up under traffic.
Step 2: Seal the Area for a Strong Bond
Step 3: Install Fresh Hot Asphalt
We place fresh, high-quality asphalt, heated to 325–350°F, and compact it in layers. We never use cold patch or recycled mix; only Michigan-grade asphalt designed to withstand harsh freeze-thaw cycles.
Step 4: Heavy Compaction and Smooth Finish
We use heavy rollers to pack the asphalt tightly and remove air pockets where water could collect. The result is a smooth, level repair that blends with your existing pavement and is built to handle heavy commercial traffic.

How Commercial Pothole Patching Protects Your Property
Smart property managers fix expensive problems before they compound.
Michigan’s frequent freeze-thaw cycles are extremely hard on asphalt. Water seeps into small cracks, then freezes and expands, breaking the pavement apart. When it thaws, the water seeps deeper into the base, weakening the structure. After dozens of these cycles each winter, potholes and major failures are almost guaranteed.
Road salt and de-icing chemicals make this worse by breaking down the asphalt binder and speeding up wear.
Without regular maintenance and timely pothole repairs, minor damage quickly turns into major problems. Deterioration spreads across your lot, safety risks compound, curb appeal declines, and repair costs climb until simple patching is no longer enough.
We use MDOT-compliant materials engineered for Michigan’s temperature extremes and clay subgrade conditions. The right repair method and proper timing are what separate asphalt pavement that lasts from surfaces that fail prematurely.

Frequently Asked Questions
Have questions? We’re happy to help.
How long do commercial pothole patches last in Michigan's climate?
Standard cold-patch repairs last 6 months to 2 years in Michigan’s freeze-thaw conditions. Bart’s Asphalt performs full-depth, hot-mix repairs with industrial tack coat and vibratory compaction. You can expect these permanent patches to last 10 to 15 years or longer — often outlasting the surrounding pavement itself.
Can a property owner be sued for pothole injuries on their parking lot?
Yes. On July 28, 2023, Michigan eliminated the “open and obvious” doctrine. Property owners are now legally liable for injuries from visible hazards, including potholes that customers can clearly see. Proactive patching isn’t just maintenance; it’s liability protection.
What's the difference between cold patch and hot-mix asphalt repair?
A cold patch is a premixed material applied at ambient temperature with minimal preparation, making it a temporary fix. Hot-mix asphalt repair uses virgin HMA heated to 325–350°F, and applied over an industrial tack coat into a saw-cut excavation with vibratory compaction. One is a band-aid, the other is a permanent structural repair.
When is the best time to patch potholes in Michigan?
Spring (April through June) is optimal — after freeze-thaw damage reveals itself and before summer traffic peaks. Bart’s Asphalt also mobilizes year-round for emergencies, including winter cold-patch for immediate safety. Every freeze-thaw cycle makes existing damage worse, so the real answer is: don’t wait.
Do you offer emergency pothole repair for commercial properties?
Yes, we offer emergency repairs 24/7. When a pothole or sinkhole threatens the safety of your customers, employees, or tenants, our crews mobilize day or night. We also schedule non-emergency commercial work during evenings and weekends to minimize disruption to your operations.
What does MDOT-compliant pothole repair mean for my parking lot?
It means materials and methods that meet or exceed Michigan Department of Transportation specifications — the same standards applied to state highways. For your lot, that means virgin hot-mix asphalt, proper subgrade preparation, industrial compaction, and a repair that’s ready to withstand Michigan’s full freeze-thaw cycle.
Protect Your Pavement Investment Today
Michigan’s freeze-thaw cycles destroy deteriorated asphalt year after year. Commercial pothole patching services from Bart’s Asphalt deliver permanent repairs, protect your business, and save you thousands in replacement costs.
