Your Asphalt Is Deteriorating Right Now
Surface cracks are already letting water into your existing pavement base. Michigan’s freeze-thaw cycles drive that moisture deeper with every temperature swing, eroding structural integrity from the ground up. Cracks widen. Damaged areas expand. Potholes form in high-traffic areas, and the surrounding pavement begins to fail as well.
Traditional methods like cold patching create rigid seams between old and new material. Those seams are the first place water collects, and in a Michigan winter, water in a seam means ice in a seam. Most cold patches debond within one to two seasons, leaving you paying for the same repair twice while liability exposure grows.
Every season without proper maintenance adds cost: $1–$3 per square foot for proactive infrared asphalt repair versus $8–$12 per square foot once deterioration reaches the point of full replacement.
Addressing damage early always costs less than dealing with the consequences later.

- What We Offer
Our Commercial Asphalt Repair Services
Bart’s Asphalt is one of Southeast Michigan’s top asphalt repair contractors, providing services for commercial parking lots, loading docks, private roads, and access lanes. We specialize in a variety of services, including:
Commercial Infrared Asphalt Repair
Thermal bonding technology heats existing pavement to a pliable state, blends in fresh hot mix asphalt, and compacts it into a seamless patch. That means no cold seams, no waste haul-away, traffic-ready within minutes.
Asphalt Infrared Patching
Targeted infrared patching for potholes, utility cuts, and localized surface failures in high-traffic areas where minimal disruption is essential to keeping business operations running.
Pothole Repair
Permanent pothole repair using full-depth excavation, industrial tack coat, and virgin hot mix asphalt compacted to MDOT specifications. This is the right method when base damage extends deeper than infrared can address.
Crack Sealing
Hot-pour rubberized crack sealing fills existing cracks and prevents water from infiltrating the pavement base. This method is the most cost-effective way to extend the life of your existing asphalt before deterioration compounds.
Asphalt Sealcoating
Premium sealcoating shields existing pavement surfaces from UV damage, moisture infiltration, and chemical breakdown, extending pavement life and delivering smoother surfaces with restored curb appeal.
Asphalt Resurfacing
Mill and overlay services restore worn surfaces across entire commercial parking lots without full replacement, a cost-effective method when the base layer remains structurally sound.
- How It Works
Our Commercial Infrared Asphalt Repair Process
At Bart’s Asphalt, our focus is on permanent results, not temporary fixes. That’s why we deliver precision work from the first heat to the final pass. Here’s what you can expect when you choose us for your commercial asphalt repair project:
Step 1
We begin with a site assessment and area marking. We inspect the damaged area and surrounding pavement to determine the full extent of deterioration and identify whether the base layer is intact. The repair zone is marked to include all compromised material.
Step 2
Next is infrared heating and scarification. The infrared heater is positioned over the damaged area and raises the existing asphalt to 300–350°F using infrared rays that penetrate and soften the material without burning it. Once pliable, the deteriorated surface is scarified and raked out to expose a clean, workable base.
Step 3
Hot mix asphalt blending and grading. Fresh hot mix asphalt is added to the reheated material and raked together in multiple layers as needed to reach grade. The new asphalt blends with the rejuvenated old material to create a homogeneous mix across the entire repair zone, including the edges, where traditional methods always fail first.
Step 4
We finish with compaction and a smooth finish, using a heavy roller to tightly pack the heated asphalt mix so there are no gaps where water can seep in. This creates a smooth, level surface with no raised edges, no weak seams, and no joints for water to damage. Once the area cools, it’s ready for traffic within minutes.

How Does Infrared Asphalt Repair Protect Your Property?
Michigan’s freeze-thaw cycles are brutal on asphalt. Water seeps into small cracks, freezes, expands, and weakens the pavement over time. What starts as a minor issue can quickly turn into costly damage if it’s only patched at the surface.
Traditional repairs leave seams where new asphalt meets old—giving water an easy way back in. Infrared asphalt repair eliminates those weak points by heating and blending the existing pavement with fresh material, creating one smooth, continuous surface.
This process extends pavement life without full removal, reduces waste, and allows for same-day use. It’s a reliable, environmentally friendly solution for potholes, cracks, and localized failures—built to handle Michigan’s tough conditions.

Frequently Asked Questions
Have questions? We’re happy to help.
Does infrared asphalt repair require a permit in Lansing?
No. Infrared patching of existing asphalt qualifies as routine maintenance under Michigan definitions, so minor repair, crack filling, and patching do not require a building permit from the City of Lansing. Only new asphalt installation or structural changes to your lot trigger the permit process.
Can infrared repair be done year-round in Michigan?
Yes. Infrared heating works regardless of ambient temperature because it raises existing asphalt to 300-350°F and creates a hot-to-hot bond. This makes it one of the few commercial repair methods available during Lansing’s winter months, when cold patches and saw-cut repairs struggle to hold.
How does infrared compare to cold patching?
Infrared creates a seamless thermal bond between old and new asphalt. Cold patches sit on top of or beside existing pavement with rigid seams that separate under freeze-thaw stress. In Lansing’s climate, where 60+ freeze-thaw cycles per year are common, that difference determines whether a repair lasts one winter or several.
How long does an infrared asphalt repair last?
Lifespan depends on traffic volume, subgrade condition, and ongoing maintenance. With proper installation using Michigan-grade materials and a stable base, infrared repairs provide years of reliable service, significantly longer than cold patches in freeze-thaw climates.
Will my parking lot need to be closed during repairs?
No. Infrared repairs are completed in small sections with rapid turnaround. Each repaired area is traffic-ready within minutes of compaction. Your lot stays operational throughout the process, no full closures, no extended downtime.
What types of asphalt damage can infrared repair fix?
Potholes, utility cuts, surface cracking, deteriorated patches, and localized failures. Infrared works best on surface-level and shallow damage where the base layer is still intact. Serious structural damage or base failures may require mill-and-pave or full reconstruction, but we’ll identify the right approach during your free assessment.
Protect Your Asphalt Investment Today
